Tax-year summary for your accountant
Rental income and expenses by property for 6 April to 5 April.
What it shows
Open Reports and choose Tax-year summary. For the tax year you pick (the current one and the three before it, each running 6 April to 5 April), it lists rental income and expenses for each property, with the net for each, and the line-by-line entries underneath.
- Income is money actually received: payments you have recorded on invoices.
- Expenses are payments recorded on contractor bills.
Getting good numbers
- Record payments, or confirm them through bank statement import, using the date the money arrived.
- Enter bills and record when you paid them.
- Anything not linked to a property appears as "Unallocated".
Sharing it
Download the CSV and send it to your accountant, or use it when filling in your own Self Assessment. Available on the Portfolio plan and above.
The summary is a record of what you entered. It isn't tax advice, and it doesn't work out what you owe. Your accountant can tell you which expenses are allowed.
